Air conditioning in Fawkham
Air conditioning in Fawkham for larger homes and outbuildings
We install and service air conditioning in Fawkham, six miles south of our Dartford base. Most homes here sit on generous plots, so the questions tend to be about big rooms, long pipe runs and garden buildings rather than squeezing a unit onto a small back wall. Surveys are free and every quote is fixed.
Two 7kW systems for a Fawkham house
Our recent Fawkham job was a pair of Mitsubishi Electric 7kW split systems. A 7kW unit has roughly twice the output of a typical bedroom unit, and suits a big open-plan kitchen and family room, a large lounge or a room with a lot of glass.
Detached houses here often have spaces like that, so we size each one from a heat-gain calculation rather than a rule of thumb. Two separate systems also mean one part of the house stays comfortable while the other is switched off or being serviced.
A detached house in England can have up to two outdoor units under permitted development, as long as each passes the 37 dB(A) noise check and the system heats as well as cools.
On a big plot, both can usually sit at the back or side of the house, well away from the neighbours. See how we approach home air con installation.
Long pipe runs and garden buildings
With a large garden, the right place for the outdoor unit is often some way from the room it serves.
Split systems allow for that within each maker's limits on pipe length and height difference, and longer runs need extra refrigerant added when we commission the system. We plan the route along walls or in a buried duct so it stays out of sight.
Outbuildings, home offices and garden rooms usually work well with their own small system, so they can be warmed in winter and cooled in summer without running the house units.
Read about garden office air conditioning. Part of Fawkham is in the Baldwins Green Conservation Area, where anything facing the road usually needs consent, so we confirm the position before drilling.
Photos of the room and where the outdoor unit could go are the quickest start.

Air con servicing in Fawkham and the nearby villages
We service air conditioning across Fawkham, Longfield, Hartley, Ash, New Ash Green and Horton Kirby. A visit includes cleaning the filters and coils, clearing the condensate drain, checking the pressures and testing both heating and cooling.
Bigger systems in busy family rooms move a lot of air, so their filters can clog faster than a bedroom unit's. A yearly service, logged for the warranty, keeps them efficient. More on air conditioning servicing.
If your Fawkham home has an older unit fitted many years ago, check its refrigerant. A system on R22 can no longer be topped up, and R410A is getting dearer as supplies are cut back. We will tell you plainly whether a repair is worth doing or a new R32 system makes more sense.
One visit to measure up, then a fixed price for your Fawkham property.

Questions
Air conditioning in Fawkham: questions
Can I have two outdoor units on my house in Fawkham?
On a detached house, usually yes. Since 29 May 2025, permitted development in England allows up to two outdoor units on a detached house and one on other houses. Each must pass the MCS 020(a) noise check, and the system must provide heating, not just cooling. In the Baldwins Green Conservation Area, units facing the road usually need a planning application.
How far can the outdoor unit be from the house?
Further than most people expect. Each maker sets a maximum pipe length and height difference, and larger units generally allow longer runs. Longer runs need extra refrigerant and well-insulated pipes. On a Fawkham plot, that often means the outdoor unit can sit behind an outbuilding or a hedge, out of sight from the house and the lane.
Does the green belt affect air conditioning in Fawkham?
Not for most homes. Fawkham is in the Metropolitan Green Belt, but green belt rules are mainly about new buildings and extensions. A heat-and-cool unit on an existing house follows the normal permitted development rules on size, siting and noise. The conservation area and any listed building add extra checks, which we cover at the free survey.
Do you service air con in Fawkham and Longfield?
Yes. Both are a short drive from Dartford, and we service wall, floor, ducted and cassette systems from Daikin, Mitsubishi Electric, Panasonic and most other makes. In Longfield we have fitted Mitsubishi Heavy Industries systems for a home and for a café. Each service ends with a written record for your warranty.
