Air conditioning in Notting Hill
Air conditioning in Notting Hill
Apex designs and fits air conditioning in Notting Hill flats, houses, shops and restaurants. Most buildings here are tall Victorian terraces, often split into flats and inside a conservation area, so the outdoor unit position, the freeholder's consent and a hidden pipe route are settled first. Olly then gives a fixed written quote.

Air conditioning in a Notting Hill flat
Many Notting Hill homes are flats in converted stucco houses, and that shapes the job. You will normally need the freeholder's written consent for an outdoor unit and any hole through the outside wall, and your lease may set its own rules.
Flats also get tighter permitted development limits than houses, so planning permission is often needed. After the survey we give you the details the freeholder and the council ask for: unit positions, sizes and noise figures.
Tall floors mean long pipe runs from an upper flat down to a rear garden or up to a roof, so we plan a hidden route through cupboards and voids. Our page on air conditioning in a flat walks through consent step by step.
Can the outdoor unit go on the roof?
A flat roof at the back is often the most practical spot here: out of sight from the street, away from the communal gardens and clear of neighbours' windows. Under the national rules an outdoor unit must not sit on a pitched roof or within a metre of the edge of a flat roof, and in the Ladbroke conservation area it must not face the road.
Rooftop work needs safe access, which we plan at the survey. Communal gardens are run by their garden committees, so a unit cannot go there without their agreement. More in our planning permission guide.
Not sure which unit suits your Notting Hill home? A couple of photos usually settles it.

Ducted systems in a full refurbishment
When a house or a whole-floor flat is being stripped back, ducted air conditioning hides everything in the ceilings, with only slim grilles showing. It is a bigger job than wall units: the ducts and indoor unit go in while the ceilings are open, and the system is commissioned once decorating is done, so the work fits around your builder's programme over several visits.
Selectra (October 2026) puts ducted systems at £8,000 to £15,000 or more nationally, with London 20 to 30% higher. Ducted heating and cooling on a commercial floor in the City is among the London work listed above.

Restaurants, cafés and shops on Portobello Road and Westbourne Grove
Kitchens and full dining rooms throw out a lot of heat, and a stuffy room in August is hard on staff and diners alike. For restaurants, cafés and shops, the outdoor unit goes in a rear yard or on a roof, with planning permission and the landlord's consent.
Market days on Portobello Road are busy, so outdoor work is timed with you. Systems over 12 kW need a TM44 energy inspection at least every five years. See air conditioning for restaurants and shops.

What our customers say
Word for word from Checkatrade and Google.
Wonderful Service, Our Air Conditioner was leaking in winter and since then left in very bad condition. Then, Olly did magic and it's now up and running like a new. He did cleaned it thoroughly through low pressure jet and liquid detergent. Tested whole system to identify other faults. He was reasonable in price compared to other service provider. Highly Recommend him for right service and right guidance.
The installation of 2 air-conditioning units (1 in the lounge and 1 in the bedroom) was seamless from olly coming to my flat to the compleatd installation. Olly was very professional in listening to my requirements and giving advice. On the day of installation Olly and Andy carried out the work in a professional, timely and clean manner. I would 100% recommend them to friends and family.
From initial contact to completion of install and subsequent aftercare, my experience with Apex was top class. The install itself was done in half a day and the room was left clean and tidy - you’d not know engineers had worked there! Not often I recommend someone, but I’ve passed their details on to friends who have used them and all had the same personal and great experience.
Questions
Air conditioning in Notting Hill: questions
Can I put an air con unit on the roof in Notting Hill?
Often, yes, and a rear flat roof is frequently the easiest place to agree. The unit must not go on a pitched roof, must sit at least a metre back from the edge of a flat roof, and in a conservation area must not face the street. A flat also needs the freeholder's consent. We check access, noise and planning at the survey and tell you what is needed.
How long does it take to install ducted air conditioning?
Longer than wall units, and in stages. The ducts and indoor unit go into the ceiling void while it is open, the outdoor unit and pipework follow, and the system is commissioned once the ceilings are finished. In a Notting Hill refurbishment that usually means several visits fitted around your builder's programme. Olly sets out the stages in your written quote.
Can I have air con in the Ladbroke conservation area?
Usually, yes. A conservation area limits where the outdoor unit goes, it does not rule a system out. The unit should not face the street or spoil the line of the terrace, so a rear garden or a hidden flat roof is the normal answer. We photograph the proposed spot at the survey and tell you plainly if a planning application is needed.
Can an outdoor unit go in our communal garden?
Only with the agreement of whoever runs the communal garden, usually the garden committee, and often the freeholder too. In practice a rear flat roof, a private garden or a hidden balcony is easier to agree. We look at every option at the survey and, if the garden really is the only workable spot, give you the details the committee would need.
